Dania Pointe : Ft. Lauderdale, FL
In 2021, SRC teamed up with Kimco to elevate and curate the ideal mix of retail, restaurant, entertainment and experiential tenants at Dania Pointe. Located just South of Ft. Lauderdale International Airport, fronting Interstate 95 (285,000 cpd pass the site), location / visibility are an A+. Dania Pointe is anchored by best in class retailers like Anthropologie, Urban Outfitters, Nike, AEO, Aerie, Tommy Bahama, Sephora, Lovesac, and H&M. Additionally, the F&B and entertainment is anchored by Puttshack, Bowlero, Regal, The Improv Comedy Club, Cooper’s Hawk Winery & Restaurant, The Purple Oak, Sirocco, Pura Vida Miami, MisterO1 and more. Additionally, an AC Hotel and full service Marriott book-end one of the shopping districts, making Dania Pointe home to almost 1,000 on site hotel rooms and over 18,000 hotel rooms in 5 miles. Avery constructed 600 luxury multi-family units, and Spirit Airlines brought its 1,300 employee world headquarters. Dania Pointe was awarded with Chain Store Age’s prestigious “Top 10 Retail Center Experience Award” in late 2024.
The Village District fka Cameron Village : Raleigh, NC
From 2018 – 2023, SRC assisted Regency Centers and York Properties in elevating the retail, restaurant and entertainment mix at The Village District, evaluating its common area amenities, and determine strategic initiatives to continue its 70+ year tradition of best in market tenants and performance. Located in the epicenter of Raleigh’s Inner Beltline, the Village is surrounded by North Carolina State University, a vibrant office market with a hefty daytime population (over a quarter million office workers and students) and an affluent residential population. It serves an the densest most affluent customer base in the Triangle. SRC curated an ideal tenant mix bringing new retailers to the Village District like: Ballard Designs, The Shade Store, Sephora, Barnes & Noble (small “experiential” prototype), Postino Wine Cafe, Shake Shack, and Jeni’s Splendid Ice Creams to join: The Fresh Market, Goodnight’s Comedy Club, Great Outdoor Provision Co., Opulence, Kannon’s, Charlotte’s, Tazza Kitchen, Uniquities, Nest, and over 70 other national, regional and local retailers and restaurants.
Glenwood Green : Middlesex County, NJ
SRC partnered with Regency Centers on this 350,000 sf retail development anchored by a 80,000 sf ShopRite, a 135,000 sf Target and medical office building. Old Bridge Township is 40 minutes outside of NYC and has over 80,000 cars per day passing the site. The shop tenant mix is a blend of restaurants, daily needs, and boutique fitness. The project opened in March, 2024. Phase 2 is planned for 2026 opening.
University Place : Chapel Hill, NC
SRC worked in conjunction with Foundry Commercial in assisting Ram Realty Advisors with the redevelopment of University Place Mall from 2019 – 2023. University Place is located in the heart of Chapel Hill and the vibrant Triangle region. Considered the area’s premier shopping destination, the center is anchored by Silverspot Cinema. A unique mix of national and best in class local retailers, combined with outstanding dining opportunities, like bartaco, Hawkers Street Food and Stoney River, will deliver a best in class entertainment, food and shopping experience for the region.

Jason Samreny, CRRP has 30 years of retail real estate experience and tenant relationships including: anchors, national & regional restaurateurs, national luxury / lifestyle /aspirational retail tenants, movie theater and entertainment, regional in-fill tenants, as well as construction, finance, acquisition and development expertise. Most recently, Jason ran the leasing department for Lennar Commercial, where he oversaw pre-leasing for more than $750M of new mixed use development projects and Prudential’s Avenues’ lifestyle center assets in Florida and Georgia. Prior to that, Jason was responsible for the pre-leasing of over $300M in development from 2010-2014 for Kite Realty Group Trust, a major REIT. The lifestyle and power center projects were located in South Florida and Raleigh, NC.
Jason has held positions with Thomas Enterprises, which was one of the largest privately held retail development firms in the country at the time, Forum Development Group (a division of Thomas Enterprises), where he oversaw site acquisition and tenant leasing for power, lifestyle and luxury projects, and Staubach Retail Services, where he was responsible for generating the business and pre-leasing 1 million square feet of retail projects in Central and South Florida. His ongoing role as Principal of Gulfstream Development Group is to identify opportunities, acquire, lease, oversee design, construction and / or the management of commercial and residential / Airbnb opportunities.
